What’s the Proper Way to Maintain Your HVAC System?

How long have you had your AC unit? When was the last time you had maintenance done on it? While you’ll want to enjoy your home’s AC system during the summer, it’s also important to keep it clean and efficient. Here are five tips for maintaining your air conditioning unit so that it works as best as possible all year round.

Tip #1: Change Your Filters

At the top of your to-do list will typically involve changing the filter in your HVAC system. By replacing them every 1-3 months, you can help your home remain efficient at removing large particles from the indoor air, which is especially helpful during allergy season. The more often you change the filter, the less strain you’ll have on your system and the better the airflow.

Tip #2: Clean the Condensing Unit

The majority of AC systems have outdoor heat pumps/condensing units that contain a fan that diffuses heat during summer. The metal parts can sometimes become clogged with pollen, dirt, and grime from being outside. Make sure to spray the outside of the unit with water to clean it, but avoid using a pressure washer, which can damage the unit.

Tip #3: Inspect & Clear Away Debris Around the Outside Unit

Before washing the outside AC device, remember to clear out any debris like leaves and overgrown vegetation that can potentially disrupt air flow. You can also inspect the surrounding area and get rid of any obstacles that can interfere with the HVAC unit, including trimming bushes or trees that are too close. This is simply to avoid clogging the condensing unit.

Tip #4: Assess Your Evaporator Coil’s Drainpipe & Drain Pan

You’ll also want to verify that your HVAC system’s drainpipe is cleared of any blockages, such as algae/mold that can accumulate there. A clogged line is incredibly troublesome and one of the biggest reasons for breakdowns during spring and summer. You can use a wet-dry vacuum to suction out any blocked-up spaces.

Tip #5: Contact a Professional for Routine Maintenance

Although you can perform many of these tasks on your own, it’s also a good idea to consult with a licensed HVAC professional to maintain your unit for you. On top of the above tasks, they can also thoroughly evaluate the rest of your AC system so that nothing goes unchecked. Best practice is to schedule preventative maintenance at least twice yearly during spring and fall so that your home’s HVAC can run as smoothly as possible during hot and cold weather.
